Eventide Apartments are located in Clifton on First Beach. This 10-storey exclusive Stefan Antoni & Denis Fabian designed development has 32 apartments and is valued at R900 million.
The pre-development site of the Eventide Apartments consisted of a steep rocky mountain side with four separate houses. Kantey & Templer were appointed Civil and Structural Engineers for this development, which included a challenging excavation in rock. Three sides of the excavation included a vertical 27m face on the site boundaries which required permanent lateral support anchors, also to K&T’s design. The excavation in this highly sensitive area, with limited access, took 18 months to complete as 400 000m3 of rock had to be blasted and raised to street level.
The structure consists of a reinforced concrete framed construction with flat slabs and a large lift core. The lift core serves to stabilize the structure from seismic forces and houses two passenger lifts and two car lifts for vehicles.
The back of house area is occupied by parking which is serviced by the two car lifts with vehicular access off Victoria Road. The site geometry did not allow for vehicle ramp access to the ten parking levels and thus the two car lifts were introduced for space efficiency reasons. This feature was the first of its kind in South Africa at the time of construction. The structure also includes four swimming pools cut into the rock. The low-level boundary of the site has a reinforced concrete sea barrier wall.
This exclusive apartment building required individual units designed to owner’s specification. This, along with the curved lines of the terraced structure added to the complexity of the structural design.
